Acceptance of Terms

By using the McGennis Group website and services, you agree to these Terms of Service. If you do not agree, please do not use our services.

Rental Application

When you submit a rental application:

• You certify that all information provided is true and accurate
• You authorize us to verify your information through credit checks, background checks, and reference checks
• Application fees are non-refundable
• We reserve the right to deny any application

Lease Agreements

All lease agreements are governed by Missouri state law and the specific terms outlined in your signed lease. Tenants are responsible for adhering to all lease terms and community rules.

Rent Payments

Rent is due on the 1st of each month. Late fees may apply as specified in your lease agreement. Online payments are processed securely through our payment provider.

Maintenance and Repairs

We will respond to maintenance requests in a timely manner. Tenants are responsible for reporting issues promptly and maintaining their units in good condition. Emergency maintenance is available 24/7.

Property Use

Tenants agree to:

• Use the property as a residence only
• Comply with all applicable laws and regulations
• Not disturb other residents
• Not damage the property
• Follow all pet policies if applicable

Termination

Either party may terminate the lease agreement according to the terms specified in the lease and applicable Missouri law. Proper notice must be given as required by your lease.

Limitation of Liability

McGennis Group, LLC is not liable for indirect, incidental, or consequential damages arising from the use of our properties or services, except as required by law.
